The Road Ahead: Senior Housing Trends to Watch in 2025

Defined by evolving market dynamics, shifting economic conditions and surging demand, the senior housing sector is set for a year of growth in 2025.  Investor activity will largely center on stabilized or near-stabilized properties in major metro areas in first- or second-tier metropolitan markets, according to JLL Senior Managing Director & Co-Head of the Senior Housing Capital Markets team Rick Swartz.  While traditional coastal markets will also remain popular, there will be a growing interest in well-performing properties in secondary cities, experts agree. High-quality assets in traditionally second-tier markets have been garnering strong interest among investors, particularly if their good performance has been sustained for a substantial period of time.

​It’s always great to get the team together!  We had a great week of leadership training, team meetings and overall team building in Chicago.  As we prepare for the year ahead we are always brainstorming ways to help our Allied Partners.  For an added bonus we stopped into Madison, Wisconsin over the weekend to watch some football and cheer on the Oregon Ducks as they took on the Wisconsin Badgers!

On October 16th, Allied Partners was honored to attend the groundbreaking ceremony for "The Vista," an expansion to the University Retirement Community (URC) in Davis, California. The development is spearheaded by Pacific Retirement Services who develop, build, and operate retirement properties across the United States. This exciting development will see the addition of modern, spacious residences designed by HB Architects and interior design by Ankrom Moisan Architects, providing residents with an elevated lifestyle within the vibrant Davis community.  McLemore Development is providing development services, Allied Partners is the owner’s representative and RCP Construction is the general contractor.
 
The project consists of a 75,000 sf 4- story concrete building with 34 - 2-bedroom independent living apartments, 2 story parking structure and roof top garden and amenity deck.  To the north there will be 7-2-bedroom single story cottages.  For more information on the project see https://universityretirement.org/residences/the-vista-expansion/

Splash at Thrive City - A New Standard in Entertainment Venues!

​Thrive City has announced the addition of Splash at Thrive City, a 30,000 square foot sports bar that will offer fans a state-of-the-art sports viewing experience. A first of its kind in the Bay Area, the two-story space will feature four bars, an upscale food program, over 75 televisions including an 840 square foot curved LED wall, and multiple indoor and outdoor areas. Splash at Thrive City, which is set to open in early 2025, will be operated by Sidecar Hospitality.

Splash at Thrive City will provide sports fans a media-rich experience featuring the latest audiovisual technology, including the 840 square foot curved LED video wall. A video ticker wrapping around the ground level of the 20,000 square foot indoor area will feature scores and breaking news from around the sports industry. Whether indoor or outdoor, every seat will have a sightline to a screen. The bar’s sound system will surround guests with high-impact game audio centered around a DJ booth.

To All of our Allied Partners;
 
August 15, 2024 marks a BIG milestone for Allied Partners:  Our 10th anniversary as a company!  I am so proud of the team that we have, fantastic clients that we have the opportunity to work with, and countless contractors and consultants that we have teamed up with.
 
I am truly humbled by our team of 15 skilled project managers located throughout the United States that continue to impress me daily.  Not only is Allied currently overseeing nearly $600M in construction and development projects across the United States, but I can truly say we are doing it the right way.  We continue to uphold our mission to creatively work through challenges, maintain integrity at every turn, and delivery high quality projects with high quality people;  projects that we can look back on with great pride.
 
These “projects” are so much more than just a project. Whether it is a revolutionary restaurant concept, an award-winning hotel design, or a Senior’s home and community;  It is a monument to what we have accomplished and how we accomplished it as a team.  It is because of that, I look back at what we have accomplished, and again feel an overwhelming sense of pride.
 
So, to all of you, our Allied Partners;  Project Managers, Owners, Developers, Contractors, Consultants, and so many more;  Thank you for your contributions to all of us achieving this 10-year mark.

Upping the luxury quotient: How stadium construction is evolving...

From kids’ teams to pro franchises, sports fans and athletes have higher expectations for stadium design. A lot of money goes into the creation of new sports venues, and not just for pro teams.  In recent years, stadium construction has evolved to focus more on cultivating the game day experience. Some multibillion-dollar projects break ground, as existing venues get renovations. Both kinds of projects see expansions that include massive new video screens, improved seating or suites and concourses to provide more amenities for fans.
 
Name, image and likeness rules and the transfer portal are changing the paradigm of collegiate athletics. Collegiate athletics is in the process of transitioning from an amateur environment to a semi-professional one. This change has a broad impact on athletic departments, but specifically on the recruiting and retention of athletes.  The ease with which athletes can now move from program to program, seeking greater personal brand recognition and revenue, has placed coaches and athletic directors in an unfamiliar environment.

This annual event benefits the PRS Foundation’s which supports such programs as Foster Grandparents, Call-A-Ride, SHIBA, Community Housing Program, and Rogue Valley Manor employee scholarships and education.

$12B Vegas-to-California rail project breaks ground

Construction began Monday on the $12 billion Brightline West high-speed passenger rail line between Las Vegas and the Los Angeles area, the company announced in a press release. Brightline CEO Mike Reininger said the goal is to open to passengers by 2028, when Los Angeles is set to host the Summer Olympics.  Crowds of supporters and dozens of elected officials, including U.S. Transportation Secretary Pete Buttigieg, attended the groundbreaking in Las Vegas of the privately led effort, which is one of the largest infrastructure projects in the nation.  

With speeds of 200 miles per hour and no grade crossings, the 218-mile rail link between Rancho Cucamonga, California, and Sin City would cut travel times in half compared to driving, to about two hours, via fully electric trains. That speed will surpass Amtrak’s Acela in the northeastern U.S., currently the country’s fastest train, which can run up to 150 miles per hour.  Read the Full Article Here.
